What happens when
I am ready to sell
my home?

Home Selling Life Cycle

Make the decision that it is time to put your home on the market.

I will run a detailed market analysis on your home to find the estimated value so that we list it at the right price.

Together we will walk through the home and discuss what needs to be done in order to “show” the property.

A professional photographer will come to your home and provide us with high quality photos for our marketing efforts.

“Open Houses” are available to you should you want to use that marketing strategy.

Once an offer is received, we sit down and discuss the terms and prepare to begin the negotiating process.

Prepare (if necessary) a counter offer and send it to the buyer.

Once the contract is executed, escrow will be opened.

Once the offer is accepted and the contract is executed, the inspection period begins for the buyer. /They have ten days from the day after the contract is executed to conduct ALL of their inspections and due diligence at their expense. This is part of the contract language. Once they determine the items they would like repaired or replaced, they will send us a BINSR (Buyers Inspection Notice / Seller's Response). Once the BINSR form is sent to us, the buyers’ inspection period is OVER.

We have five days beginning the day after the BINSR is sent to respond to their requests.

Once repair requests are agreed upon, the bank / mortgage company will order an appraisal to ensure that the home is worth more than the value of the loan. This too is at the expense of the buyer.

Repairs or replacements will now be made and completed in a workman-like manner based on the terms of the contract.

Within 48 hours prior to closing the buyer will conduct a “final walkthrough” to ensure that the home is in the same condition (minus repairs that were made) that it was when we went under contract.

Close escrow, hand over the keys and live happily ever after.
