Home Buying Life Cycle

​

  1.  The first step (unless you are a cash buyer) is to find a mortgage broker / bank to begin the loan pre-qualification process.  You cannot place an offer on a home if you do not have proof of funds.                                                                                                                                      

  2. Gather the criteria and preferences that you desire for your home.  This will allow me to conduct a thorough search using the MLS, the most reliable and up-to-date service available when searching for homes.                                                                                          

  3. It is vitally important that you stay clear of third party sites.  Third party sites are not up to date.  They are 4-7 days behind in terms of the status of the home (active, pending, under contract). These sites provide false hope and are counter-productive.                                                                                                                        

  4. Find the right home and together with myself, prepare and submit the offer for purchase.                                                                                                                                             

  5. Together we will walk through the “counter offer” process if applicable.                               

  6. Once the contract is executed, certified “earnest funds” are sent to the title company to open escrow.  Typically they will send a courier to retrieve the certified check.  It can also be wired in from your bank.                                                                                                     

  7. Once the offer is accepted and the contract is executed, the inspection period begins.  You have ten days from the day after the contract is executed to conduct ALL of your inspections and due diligence at your expense.  This is part of the contract language.  Once you determine the items you would like repaired or replaced, you, together with me, fill out the request and send it to the sellers.  Once the BINSR (Buyers Inspection Notice / Seller's Response) form is sent to the sellers, the buyers’ inspection period is OVER.                                                                                                                                                             

  8. The seller has five days beginning the day after the BINSR is sent to them to respond to your requests.                                                                                                                              

  9. Once repair requests are agreed upon, the bank / mortgage company will order an appraisal to ensure that the home is worth more than the value of the loan.  This too is at the expense of the buyer.                                                                                                          

  10. Prior to closing we will review all repairs that were made to the home to ensure that they were completed in a workman-like manner.                                                                                  

  11. Within 48 hours prior to closing we will conduct a “final walkthrough” to ensure that the home is in the same condition (minus repairs that were made) that it was when we went under contract.                                                                                                                        

  12. Close escrow, receive your keys and live happily ever after.
